garden and a rear yard complement the top and bottom duplex 3-BR
condos. The other four floors have two apartments/floor, each with a
second bedroom overlooking a unique 'sliver' courtyard. The Cellar
and 1st Floor Front are Community Facilities. Innovative zoning
interpretations resulted in 7% more floor area. NF |

Technical architect in
association with Perkins Eastman executing Jade Jagger's interior
designs for 57 luxury "mini-loft" condos. All units have
back-to-back kitchen / bath components hidden within a lacquered
"pod' box which seemingly 'floats' within the apartment. Two
new amenity floors house a fitness room and lounges surrounded by
extensive roof decks, outdoor hot tubs and a reflecting pool.

SF commercial/school building surround an existing one story store,
all on the same zoning lot. Almost every studio, one and two
bedroom apartment is unique in order to fit the awkward property
footprint. |

offsetting the low-rise mass of this building, along
with different color brick, enhances the structure's
mass and reduces its scale in this 2-story neighborhood.
It also overhangs an existing building on the same
zoning lot. HPD requirements were met for 36 low income
apartments. |
