After construction began for this 21-story, 66,000 SF of luxury condominiums, new
ownership replaced the brick facade with porcelain tiles, eliminated balconies and
bought compensatory air rights to increase the floor area to about 80,000 SF.

Use of air rights from an adjacent property create 72,000 Zoning SF
resulting in (56) market rate apartments and (19) affordable units.
Under the Inclusionary Housing zoning, the designs "generate" about
15,700 ZSF that can be sold/transferred to any other location within
the Community District. The affordable apartments do not require
parking spaces as the property is within the Downtown Jamaica District.
