After construction began for this 21-story, 66,000 SF of luxury condominiums, new ownership replaced the brick facade with porcelain tiles, eliminated balconies and bought compensatory air rights to increase the floor area to about 80,000 SF.

Jamaica, NY

Use of air rights from an adjacent property create 72,000 Zoning SF resulting in (56) market rate apartments and (19) affordable units. Under the Inclusionary Housing zoning, the designs "generate" about 15,700 ZSF that can be sold/transferred to any other location within the Community District. The affordable apartments do not require parking spaces as the property is within the Downtown Jamaica District.

The 250' long wood-framed building steps downhill, becoming a 45,000 SF three story structure containing 50 HUD Section 202 affordable apartments, each exactly 540 SF. The 195 exterior wall panels and 750 stud partitions were prefabricated for incredible accuracy, saving costs and time. The street view appears like townhouses due to a faux porch and chimney, respecting the single-family neighborhood.
